How This Idyllic Swedish Town is Selling Land for the Price of a Cup of Coffee

In a move reminiscent of Southern European towns selling houses for the price of a cup of coffee, Götene, a picturesque town in northern Europe, is offering plots of land for just a few cents. Located 200 miles southwest of Stockholm, Götene is selling 29 plots starting at merely 1 krona, or 9 US cents, per square meter (11 square feet).

This land, ideal for building dream homes or holiday residences, offers an attractive opportunity, especially given the heat waves making Southern Europe less appealing. Götene, home to 5,000 residents in the main town and 13,000 in the wider municipality epitomizes rural Sweden’s charm. It is situated on the shores of Lake Vänern, Sweden’s largest lake and the biggest in Scandinavia and the entire EU, about ten times the size of Lake Constance. Only Russia has larger lakes on the European continent.

Mayor Johan Månsson attributes the unprecedented land sale to the economic downturn and declining rural populations. “The housing market is currently very slow in our region and Sweden in general because of high interest rates and a bit of a recession, so we wanted to give an injection into the market,” Månsson told CNN. “We’re also seeing low birth rates and an aging population, so we have to do something, bring more people here.”

Månsson explained that they chose to sell off 30 plots for a token fee, selecting land that had been on the market for many years without any buyers. “We thought why not, it’s an extraordinary situation that requires extraordinary measures. So we did it, and now it’s become a sensation.”

The scheme, launched last month, initially attracted about 30 interested buyers. Four plots were sold at the one krona per square meter price, with plot sizes ranging from 700 to 1,200 square meters. Since then, interest has surged dramatically. “It went viral and we’ve had thousands and thousands of requests to our telephone exchange,” Månsson said. “We have two people in our phone exchange in city hall and they have been very sweaty over the past few days. We’re basically in crisis mode.”

Due to the overwhelming response, with calls coming from all over the world, authorities have paused the bidding process until early August to reassess their strategy. When it resumes, a bidding process is likely to be implemented instead of the flat rate of 1 krona per square meter, which applies only if there are no competing offers.

Building a house in Götene typically costs around 3 to 4 million krona, or $280,000 to $375,000, with plots usually priced around 500,000 krona, or $47,000. Currently, anyone can buy a plot without needing to be a Swedish resident or committing to live there permanently. However, the town may revise these rules, and building a house does not automatically grant residency rights, which are governed by visa regulations.

The town’s only requirement is that construction begins within two years of purchasing the plot. Götene’s land sale initiative might not end with these 30 plots. Månsson hinted at the possibility of a more extensive scheme similar to Italy’s “one euro” houses. “We have a lot more land, and we’ll have to sit down and see if we can do something to make something more of it other than just these 30 plots. We need something to offer the callers.”

This initiative might even mark a turning point for the community. “This was basically a bit of a stunt – we thought we’d be lucky to sell one or two,” Månsson said. “With the interest we’re seeing now, it’d be fantastic if we sold all 30.
